Checklist: Getting Your Home Ready To Sell

Date Posted: March 18, 2016

Home-For-sale

Are you getting your home ready to sell?

Getting ready to sell your home, no matter if it is your first home or your home away from home, is an exciting and emotional process. After price, the condition of your home is the largest factor in determining how fast, and for how much, your home sells and first impressions can sometimes be a deal breaker.

Many potential buyers struggle to visualize the potential in a home. They need to see what it could because they can’t look past what it is. If the home is too personal, potential buyers can’t see themselves living there, if the carpet is stained or the paint needs updating, “all the work” that will be required can be a roadblock.

Luckily you can dramatically improve how your home shows with my checklist for getting your home ready for sale.

1. Simplify

Getting rid of any extra furniture can help make rooms feel more open and spacious, especially if it is large or bulky. Of course, you don’t want to get rid of all of your furniture – just any unnecessary pieces that will help you show off more of your space. So, move that extra dresser and hallway table into storage.

2. De-Clutter

Give it away, throw it away, or store it away. It doesn’t matter which, just get it out of your house. Clear off your kitchen and bathroom countertops to show off how much space there is. Take photos and artwork off of the fridge. Put all toys, clothing, etc. away in their designated areas. Recycle the stack of newspaper you keep by the fire and remove all the ‘stuff’ you have accumulated over the years of living in your home.

3. De-Personalize

This point goes hand-in-hand with the one above. Potential buyers are looking for places that help them visualize themselves living in your home rather than thinking about who lives there now. They want to buy their new house, not someone else’s home. So de-cluttering and removing family photos, mementos, and other personal items will help them do just that.

Home-Cleaning

4. Clean, scrub, vacuum, and clean again

Inside and out – a clean home matters. A lot.

From the floors to the doors – clean absolutely everything. Doing one deep clean before you put the home on the market means that you will just have to do a quick clean and tidy before each showing. Make sure not to miss your windows as everyone will be looking out them to see the view and neighbourhood. Don’t underestimate the power of professional cleaners!

5. Do minor repairs

This is the best time to go through that ‘honey-do’ list and check things off. Wipe away scuffs on the walls (I recommend using a Magic Eraser), refresh the paint, fix leaky faucets, put some WD-40 on squeaky hinges, check that all your lights work, replace any broken appliances, removed old or stained carpets/furniture, etc.

6. Fix up your curb appeal

There is no need to splurge on landscaping but a few minor improvements can make a world of difference.

In the winter, make sure that your driveway is plowed, your stairs are shoveled, and that there is no ice. Make it as easy as possible for potential buyers to get into your home.

In the summer, mow the lawn, pull out any major weeds, and add a nice welcome mat and some colourful flowers or a hanging basket to warm up the front of your home.

Regardless of the season, make sure that all your exterior lights are in working order. If there are a few branches blocking the view consider having them trimmed.

7. Consider Staging

Staging can be especially effective if you have already moved out and your home is sitting empty. Potential buyers often struggle to visualize the space when there is no furniture. That said, staging can make a world of difference in all homes and it doesn’t have to be expensive. You can have a home staging professional come in and do your entire home, or just a room or two. Some stagers will also do consultations where you do all the work, but they provide advise and recommendations.

Home-Stage-Beore-After

All this may sound overwhelming but you don’t need to do it overnight and just think of it this way – everything you remove, clean, or repair puts money in your pocket.

I am also always available to walk through your home with you and provide advice about what should be done to help improve your home’s marketability and raise the value of your property. I also have a list of service providers, from handymen to cleaners to stagers, who can help you so contact me anytime.

Finally, here is a complete selling checklist.

Whistler & Pemberton Market Update – March 2016

Date Posted: March 9, 2016

With 2 months of 2016 already come and gone, it is time to take a quick look at the local real estate market performance so far this year.

Whistler Market Snapshot

The Whistler Listing System is reporting 190 completed sales between January 1 and February 29. This is almost 50% more sales than we saw in the same 2 months of 2015.

Whistler-Market-Stats-March2016

All the factors that drove the continued strengthening of the Whistler market throughout 2015 continue to be true – Whistler’s growing reputation, low interest rates, favourable exchange rates for foreign buyers, and strong markets throughout the Lower Mainland. As we move forward through 2016, we expect to see continued buyer interest.

That said, Whistler continues to struggle with low listing inventory. New listings that come to the market are selling quickly, often under multiple offers and with some even selling for over asking price. The number of sales continues to outpace the number of new listings coming to the market.

Whistler-Market-Stats-Listings-March2016

Pemberton Market Snapshot

The Pemberton market continues to experience much the same trends that we are seeing in Whistler. As with Whistler, prices continue to improve across all market segments and we saw significantly more sales in the first 2 months of 2016 than we did in the same 2 months of 2014 or 2015.

Pemberton-Market-Stats-Sales-March2016

The total number of listings being offered for sale in Pemberton is at the lowest level we have seen in years. Most new listings are selling very quickly if they are properly priced for the current market conditions.

Pemberton-Market-Stats-Listings-March2016

Moving forward, I expect that the current market trends will continue in Pemberton as it is unlikely that the factors driving interest in the Pemberton market will change.

Is it time to buy or sell?

There are no new developments planned in Whistler so the only way to meet buyer demand will be through the sale of existing properties. Despite rumors of new projects potentially being released into the Pemberton market in 2016, nothing has been confirmed yet and we are struggling to meet buyer demand through the sale of existing properties.

So, this is a great time to be a seller in both Whistler and Pemberton. If you have been thinking of selling, this is the time.

There are still opportunities for buyers in both communities but they need to be prepared to act quickly when they find the right property otherwise they may miss out.

If you have been thinking of buying or selling your Whistler or Pemberton property, contact me today to find out how the current market conditions will effect you.

SOLD! 12 Taluswood

Date Posted: March 8, 2016

A beautifully renovated townhouse

Whistler Townhouse for sale Taluswood Nordic Amber Mann Whistler Real Estate

This beautifully renovated 3 bedroom, 3 bathroom townhome is sure to impress. With a remarkable eye for detail, nothing has been overlooked. Stone textures meet natural wood tones for a modern Whistler feel. From heated flooring to warm your toes after a day of skiing to a fully updated kitchen with new stainless steel appliances and granite countertops, this fully furnished home has it all. Curl up in front of the gorgeous slate fireplace to read your favorite book or entertain family and friends in the bright, open living area. The single-car garage and crawl space means that there is plenty of room for all your toys in every season. Flexible zoning allows you to live here full time, enjoy unlimited personal use, or take advantage of nightly rental revenue.

This property sold over asking price at $1,170,000. It was listed for $1,169,000 and sold in just 8 days.

“Amber helped us buy a great diamond in the rough in Taluswood. She referred us to a fabulous interior designer that helped us with a renovation. Less than two years later she had our property under contract in less than a week! We are ready for an upgrade thanks to Amber.” Seller of 12 Taluswood.

The condo and townhouse markets in Whistler continue to make up the majority of the real estate activity. Although townhome prices continue to rise, we have still seen a drop in the overall number of townhouse sales. Both of these trends can be attributed to the strong interest in this market segment and the lack of available inventory for sale. New townhome listings that come to the market and are well priced sell very quickly and often with multiple offers.

If you are curious about your home’s value in today’s market, want more information about this sale or similar listings, or if you would like an update on market conditions, contact me today!
